What fees are required when renting a property from you?

What documentation do I need to provide when renting a property from you?

This information should be provided for any occupants contributed towards the rent of the property. However, our referencing requirements may vary depending on each individuals circumstances.

  • Copy of passport/residency
  • Proof of address
  • Current landlord reference
  • Employment reference
  • Previous 3 months bank statements
  • Previous 3 months payslips
  • Full credit check

How long can I sign a tenancy agreement for as a new or existing tenant?

As a new tenant we will offer you a 6 month tenancy agreement only as a probationary period. Once this is completed we will then offer you a 6 month or 12 month contract as an existing tenant (Unless arranged otherwise).

When do you carry out inspections on your properties?

We carry out an inspection every 3 months unless an additional inspection is required due to an unforeseeable event. This will be arranged with the tenants and only takes 30 minutes of their time. We will complete a report on the property and will need to take multiple pictures of it throughout. Inspection reports are accessible on request by landlords and tenants.

Will an inventory report be issued?

Yes. On signing your tenancy agreement you will be issued with a full inventory report. You will also be checked into your new home by a member of our team. This will protect you as a tenant till the end of your tenancy when refunding your deposit.

Will my deposit be secured and if so who will hold the deposit?

All deposits accepted will be secured with a government approved Deposit Protection Scheme. As a tenant you will not be charged for this service. All deposits will be held by Oakland Estates unless stated otherwise on your tenancy agreement. You will be provided with a deposit protection certificate within 14 days of paying your deposit including all relevant information.

When will my deposit be returned to me once my tenancy agreement comes to an end?

Your deposit will be returned within a maximum of 30 working days from the date you vacate the property unless stated otherwise. We always aim to return your deposit as quickly as possible.
