What service is right for you?

Let only – Following our comprehensive market appraisal, we will guide your onto the market and arrange viewings for your property to find you the ideal tenant at the best possible price!

Rent Collection – Our rent collection service is ideal for the more ‘hands on’  landlord. With this service we will carry out all initial letting procedures as mentioned above in addition to managing the rent collection of your property and any other legalities that come with it.

Full Management – This is our most popular service, inclusive of our Let-only and Rent Collection services we will also manage all other property related matters. Our experienced management team will ensure your property is kept to the highest standard throughout your tenancy and abides by all regulatory standards.  You will also benefit from a dedicated property manager and a 24 hours emergency service.

Advertisement & exposure

The marketing material and exposure your property receives during your lettings process is crucial when finding the best tenants at the most competitive prices. We use a range of property portals, magazines, social media, tenant databases and several other methods to source the best suited tenants for your property. Every property is different, we will use bespoke marketing strategies to match your needs and requirements.

Valuation

Longer opening hours and flexibility enable us to arrange viewings around the busy schedules of you and your tenant. Appointments can be conducted from 8:00am to 8:00pm Monday to Friday and 9:00am to 6:00pm Saturday to Sunday.

Our applicants will receive follow up correspondence by their letting negotiator soon after their viewing. This allows us to gather feedback and adjust your property in the ways which will attract the most interest. We act quickly to ensure no opportunity is missed to find you the best possible tenant.

The offer

Once an offer has been received you will be notified immediately, we will also provide feedback from all attendees of the viewing. Following negotiations and acceptance of the offer we will proceed with reference the applicant. Our thorough referencing process will be carried out by a member of management who will ensure no question is left unanswered by either party.

Valuation

It is finally time to sign your tenancy agreement with your new tenant and time for them to move into their new home. You will then both be provided with your tenancy agreement packs. In this you will find:

  • AST Agreement
  • Copies of all regulated certificates
  • Deposit protection certificates & prescribed information
  • Tenants deposit information leaflet
  • How to rent guide
  • Professional inventory report
  • Receipt of payments
  • Any further instructions regarding the tenancy
